No Street, high covered ceiling for shade, ice/green in center with plazas on north/south

* Green/park areas on north/south
* Ice Rink
* Flexibility, all season cover, combo of ice/lawn for summer/winter
* Multiple gathering places
* User friendly
* Appealing to pedestrian traffic
* Cooler on hot days, warmer on cold days
* Indoor/Outdoor mall, public space
Weak Points:
* Lack of garden/trees
* Cost and maintenance of roof
* Would rather have sun than shade, diminishes outdoor feel
* Cannot drive up to retail
* Divides area into 3 units, no unity
* Roof will block view from 2nd to 1st Ave.
* No 1st Ave. connection
* No Water Feature/Fountain
* Industrial looking with rooftop
* No winter sun
General Comments:
* Best concept without a street
* Against plastic for rooftop material, cheap
* OK if rooftop is small
* Too Vegas-like with roof
* Graffiti on roof structure
* Bird mess on roof
* Use clusters of trees for shade, not roof
* Similar to Burlington Arcade
